Real estate agents do take a cut of home sale profits, sometimes adding up to thousands of dollars, but if you find a good one the cost may be well worth it.

With all the advances in technology over the past decade or so, looking for a home has become a much more friendly process for do-it-yourselfers. The internet offers millions of MLS database listings in every state, county and city. There is so much information readily available about every real estate market and every home up for sale. With all this knowledge available to the public, why would someone still choose to go through a real estate agent to find a house?

After all, aren't real estate agents simply middlemen taking out their cut of the profits from the house sale? Hasn't the internet eliminated the need for these middlemen? Well, many buyers will answer 'No.' It is true that real estate agents are the go-betweens between the home buyer and the home seller. And there are some good reasons to employ the services of a good agent.

One such reason is that good real estate agents do the messy negotiation work for you. While it is easy enough to look up and find the right home on the internet, it is another thing to enter into negotiations to haggle down the price. Most people would rather not have to do the confrontational bargaining themselves. Agents take on this job and usually know how far they can push to get the best deal.

Agents typically offer buyers plenty of experience with the market. Because they are constantly monitoring home for sale in given areas, they gain an understanding of the surrounding neighborhoods including the quality of schools and the involvement of the community among other things. They will know from experience what house is worth in a certain area and can steer you towards the best deals.

Real estate agents also bring to the table, experience with all the legal procedures involved to finalize the deal. They will also know which papers need to be filled out and signed for a proper sale. Taking on this responsibility by yourself can be daunting and scary, and you may have to hire an attorney anywhere to make sure it gets done right. Sometimes going with a real estate agent is a more effective choice. Just make sure you choose a licensed agent who has taken the necessary training courses and has been certified by the state's licensing organization.

Agents can also save you lot of time in finding and buying a house. While you certainly can find a home on the Internet, doing all the required research to make sure it is right for you can amount to a considerable block of time and work. Agents are supposed to know what is available in the market and they do the scheduling for home tours for you.

Agents often lend buyers an air of credibility. Most sellers will take buyers much more seriously if they have an agent. It signals that the buyers are serious about a home purchase.
